Working with Kathy

Ready to sell the house?  Here's how Kathy helps you...

Preparing:

When you work with Kathy MacKenzie, she walks through the home with you, giving you a honey-do list of what needs to be done and even assists with staging (she’s a certified house stager). This saves you time doing only the work necessary.

Promoting

Kathy MacKenzie uses professional photography to spotlight your house that grabs buyers’ attention and advertises your house on the most popular websites that are visited by over 79 million home buyers monthly. In addition, she’ll promote your house to other agents at her office, at real estate caravans, to other agents working with buyers, as well as hold open houses. This combination helps to produce more potential buyers that can lead to bidding wars that ultimately increase the price your house sells for and reduce the time on market.

Pricing:

Kathy MacKenzie provides you with a free, no-obligation Market Analysis that tells you the current market value of the house and makes her recommendations based on her knowledge and experience. To find out what your home is currently worth, complete form to the right and put "CMA" in the message box.

Negotiating:

Kathy MacKenzie has been negotiating successfully on behalf of her clients for nearly twenty years.

Prior to starting a career in real estate, Kathy worked as a legal secretary for a real estate attorney and understands and ensures all paperwork is completed correctly and in a timely manner. If you prefer paper to digital, Kathy takes the time to bring it to you. Either way, she reviews everything with you prior to you signing a thing.

Kathy makes herself available to you for support and assistance at closing and long afterwards. Her goal is to be your Realtor® for life.

Kathy works with you to ensure your goals of WHEN and WHERE to move are reasonable and helps you prepare the time line and planning checklist.

Preparation:

Kathy knows about many buyer programs to help you save money on the down payment and closing costs. Although she is not a loan officer, she has many connections within the real estate community and can refer you to loan officers, so you can compare services, obtain a pre-approval and have a good idea of your future monthly house payments.

Search:

Kathy keeps you updated in a timely manner about properties available that meet your criteria. She accompanies you on the house-hunt, pointing out items (both good and bad) that you might otherwise overlook.

Offer:

Kathy does her due diligence by analyzing the offer price, reviewing all the details of the offer with you to ensure you are making an offer you are happy with that is also highly competitive so you have a good chance of being the winning offer. If a “love letter” is necessary (recommended), she’ll even review that with you to make it stand out. Your offer package is always accompanied by a cover letter Kathy prepares to make your offer that much more enticing to the sellers and their agent.
